The site is in a significant location in between the town hall and the sea front.
Currently on the site can be found part of the Regis Centre car park, a small green space and the old Bognor Regis Fire Station which is now a citizens advice centre and the home of the Bognor shopmobility mobility scooter and wheelchair hire hub.
The immediate neighbours to the site consist of a residential block of flats and the Bognor Regis town hall which is one of the three grade II listed buildings in the area. The other two are the bandstand on the seafront and the Bognor Regis and District War Memorial which can be found to the north of the town hall.
The site itself is located less than a minute walk away to the town hall bus stop and an eight-minute walk to the train station (to the northwest).
Currently all areas of the site are accessible by pedestrians and the car park in which the site sits is accessible via three different entry points for vehicles.
There are three roads surrounding the site;
The Esplanade (to the south)
Which runs along the seafront and connects the B2166 (to the west) to Gloucester road (to the east).
Clarence road (to the east)
Which connects the main high street of Bognor Regis (to the north) to the Esplanade and the seafront (to the south).
Belmont street (to the north)
Which connects Albert road (to the east) to Lennox street to the west.
Arun District Council are bringing forward separate plans for a new theatre on the site of the current theatre, which will form a separate application and consultation process.
The removal of the old Fire Station creates the opportunity to revive the current site and bring a positive impact socially, aesthetically and economically.
